Here are four simple steps to find the right opportunity

Be Prepared to View

When you register for your search, we will need a few details such as the full names of tenants and if you have any pets. It's also worth getting together other information that will be needed for a reference once you have found a property including your current address, your employer and bank details, passport and any rental history. Once we know what you are looking for, we can show you the best options that fit your criteria and arrange viewings.

02.

Finding the Right Property

We will accompany you to all viewings and give you as much detail about the property as possible including the Energy Performance Certificate to show you its energy efficiency and answer any questions you may have. Once you find the right property and have an offer accepted, we will ask for a holding deposit, which will contribute to your first payment of rent.

03.

Referencing and Contracts

We will send you a copy of the draft tenancy agreement to review and ask you to complete an online form for referencing which requires information from your employer, a copy of your passport etc. We will need to confirm that you have a right to rent in the UK.

04.

You're ready to move in

Once everything has been approved you will sign the tenancy agreement, pay the balance of the money due and confirm you have arrangements in place to make future rental payments. An inventory check will be made on the first day of your tenancy before your keys are handed over to you. We will stay in contact with you if your landlord has arranged for us to manage the property or if not, we will share the landlord's details if they are managing it themselves. Now you're ready to enjoy your new home!

Properties to rent

Fees for Tenants:

  • Monthly property rent
  • A refundable tenancy deposit of five weeks' rent where the annual rent is less than £50,000.00, or six weeks' rent where the total annual rent is £50,000.00 or above
  • A refundable holding deposit (to reserve a property) of one week's rent which will be deducted from the first month's rent. A proportion of deposit may be retained by ARINS if a Tenant or Guarantor withdraws from a tenancy, fails a right to rent check, provides materially significant false or misleading information, or fails to sign their tenancy agreement (and / or Deed of Guarantee) within 21 calendar days or another Deadline for agreement as mutually agreed in writing. Please check with ARINS before paying a holding fee if you have any questions
  • Variation of Tenancy at £50.00 (inc VAT)
  • Late rent Interest payment of 3% above the Bank of England Base Rate will be charged from the rent due date until payment is made once rent is more than 14 days in arrears
  • Payments associated with early termination of the tenancy, when termination is requested by the tenant and agreed by the Landlord. This will be charged at £240.00 (inc VAT)
  • Payments in respect of utilities, communication services, TV licence and Council Tax
  • Replacement of a lost key/security device, where required under a tenancy agreement will be charged to the tenant. If replacement locks are required the cost of the lock, locksmith and replacement keys for the tenants and keys for all tenants and the Landlord / Agent will be charged to the tenant
